Description

Kimpton Kawana Bay will be Grenada’s next international luxury beachfront resort. It will overlook Grand Anse Beach, widely regarded as one of the world’s best beaches. It will be run by Kimpton® Hotels & Restaurants, part of the Intercontinental Hotels Group®, one of the world’s leading boutique hotel operators.

New 5-star hotel suites and studios are now for sale as part of this government-approved Citizenship By Investment (CBI) program, which combines the excellent benefits of Grenada’s CBI program with a first class investment opportunity.

Construction commenced in January 2017 and Phases 1 and 2 will be delivered in 2020 for the hotel to be opened.

Dual Title (1/2) Studios, Phase 3 Kiawah building

These are one-half studio ownership units that are priced at the minimum investment of $350,000 for full ownership. Each King and Double Queen studio on the ground floor to 4th floor is being sold to two owners as tenants in common. This form of dual ownership means that each owner holds an individual freehold ½ share in a unit by title deed with the right (subject to the mandatory rental program) to possess, sell, mortgage and will his/her ½ ownership in the unit without the need for consent of the other owner; making it an ideal structure for dual ownership of an investment property.

For this offering (following approval of the citizenship application) the developer will pay $50,000 towards each investor’s government contribution and, also each investor will receive an advance 5-year return in the sum of $50,000, paid upfront in the form of a security deposit.

In consideration of the advance payment of $50,000, which will be paid after closing, each dual title owner will assign his/her usage and rental revenue rights to an affiliated leasing company for the first 5 years after the Kiawah building commences operations. At the end of the five-year term, each dual owner will be entitled to participate in the rental program thereby receiving a ½ of the revenue attributed to the dual title studio and will also be entitled to 1 week’s free occupancy at the resort.

USA E-2 Visa
Grenada is the only Caribbean island with a CBI program where citizenship comes with the ability to apply for the USA E-2 Visa, which allows you to live and operate a business in the US.

Accommodation will comprise luxury studio rooms and suites which are now for sale for investment, including Grenada’s Citizenship by Investment Program. All rooms and suites will have spectacular ocean views. The resort will also have an infinity pool, a chef-run restaurant, a fitness centre, a spa, water sports facilities, a lounge bar, roof-top bar and beach bar.

These one-half Suite ownership units at Kawana Bay are being sold through CBI on the following basis:

  • High quality, individually/half-ownership condominium real estate.
  • Beautifully renovated hotel suites are available from US $350,000, plus applicable fees.
  • You, your spouse and dependents will be entitled to apply for Grenadian citizenship under the Grenadian CBI program when you buy a property here.
  • Each dual owner will participate in the rental program thereby receiving a ½ of the revenue attributed to the dual title studio and will also be entitled to 1 week’s free occupancy at the resort.
  • After 5 years as an owner, you can opt to sell your unit or you can retain ownership and earn ½ interest attributed to the dual title studio. Research into market demand suggests you can expect a good return on your investment once the hotel opens.
